Like you're not driving by a retail store and wondering like, oh, who picked out that location?

But somebody, somebody did.

Somebody helped find it.

facilitate that transaction.

And us as brokers were essentially facilitators.

We're people, people, people connecting and connecting the dots and creating opportunity.

We're primarily in, um, primarily traditional retail spaces.

They can get larger.

Like right now land is becoming more expensive, right?

Inflation is impacting everyone from the cost of their coffee to the cost of land to the cost of their home.

Um, and so right now, uh, sometimes, and for some developers, it's easier to go bigger.

and do multiple single tenants on one property.

So by that, I mean, instead of finding a one acre site and doing just KFC, they're finding three to five acres and saying, okay, now I'm going to partner KFC with Chase Bank and McDonald's and Vavalin and KFC.

And now the numbers work out a lot better because I can go bigger.

know like a little strip mall but then in the front they have the single they have the starbucks and then the mcdonald's and then you're getting it el pollo loco or whatever it is right yeah yeah exactly gotcha yeah i'm getting it i'm learning yeah so we're like primarily on the land side so kind of creating those opportunities for the developers to come in and put the deals together that will go on top of the land and then merchant developers they

sell the assets at the end so they are creating these investment properties for then let's say a high net worth individual to come and purchase and then hold it for a long term and collect cash flow over time ah so also you're building another business right so is that have to do with this one or

It's all interconnected a little bit because this is what I do.

It's a niche.

Well, it's, you know, when you do something every day, you, I mean, that's kind of what you know.

Like at the end of the day, you become an expert in that space.
