My name is Ben Carpenter.
I'm here tonight to speak in favor of approving the Valley Commerce Center.
As a local business person and lifelong Western Loudoun resident, there's great demand for this type of commercial and light industrial space.
So Western Loudoun continues to experience growth, driving the need for service-based businesses such as mechanics, landscapers, tradespeople, like myself,
The demand for spaces like the Valley Commerce Center will increase.
These business people desperately seek bases of operation to store equipment, materials, commercial vehicles, service that need.
Percival as I see it is the hub of Western Loudoun, so it is logical to construct another light industrial space in close proximity to the existing one.
Planned traffic improvements, in my opinion, will help manage some of the traffic concerns.
These small businesses struggle to find commercial space, which can lead to a choice between moving their operation outside of Loudoun or skirting existing requirements by working outside of their homes or inappropriately zoned districts.
Data backed by low vacancies, surging rents, and high demand push for the need for this space.
The proposed Valley Commerce Center will bring opportunity to business owners to invest in Loudoun and Percival as well as job opportunities to those they employ.
To reiterate, I'm in favor of the Valley Commerce Center and I recommend you approve this application.

The Valley Commerce Center provides an opportunity to address that.
It creates place for small business, contractors, service providers, and trades to establish themselves, grow within the county, remain within the county.
