They do rent for a period of time.
If we take it, we are at the beginning.
I think so.
I mean, I think the property prices do probably end up falling around 10%.
I mean, it could even be a little bit larger than that, depending on when we get to the situation that the economy gets bad enough that the RBA starts cutting interest rates.
And of course, they won't be able to do that until they get inflation back under control.
And that could still take a while.
But I do think we'll continue to see rents rising through this period.
I think the challenge, though, in that rental market is going to be the capacity for people to continue to pay higher rent.
because we've already seen very strong rental growth over the last five years.
We've still got very high rates of inflation.
The cost of living is still very challenging for people and people tend to be lower income households rather than people that own property.
So one of the things I think for any investors sitting out there listening to this to really keep in mind is
be aware that you may not be able to push up rents as much as you think you can.
The response to this higher cost of living and higher rents will possibly be people go back into share housing, not through choice but out of necessity, but also people move to less desirable rental locations simply because in those better inner city areas or the places close to amenity, the landlords have pushed up rents too high and people simply can't afford them anymore.
Yeah, rental yields should definitely improve.
I mean, we've already, if you look compared to last year, gross rental yields are generally pretty much where they were.
But if you look at the end of last year, they have started to rise from the end of last year, which has coincided with the price falls that we've seen in the market.
But I would expect we'll continue to see some yield improvement.
