You get a decent yield if you go to Darwin, but obviously that's a pretty risky market to go into.
So Darwin, you get pretty good rental yields.
Hobart, you're getting reasonable rental yields.
Inner city apartments in Melbourne, there's a lot of good rental returns available in those markets.
But then really after that, you kind of, if you're chasing rental returns, you're looking at much riskier areas.
You're looking at, you know, smaller towns linked to the mining or agricultural sector.
And I think particularly in this environment where the rules around investing have really changed, you've got to really keep in mind who's going to buy that property off you when you come to sell.
Because future investors, existing properties are not going to be as attractive to them because they can't negatively gear.
and they're not going to be able to get the capital gains tax discount.
Oh, look, at the moment, nationally, you're looking at about 3.6%, 3.7%.
Obviously, a lot lower than that in somewhere like Sydney.
And I do think we could see that move over the next 12 months to maybe a 4% gross rental yield or slightly more than that.
And again...
the income coming off your investment becomes more important rather in this new environment we're in with these tax changes that we've seen.

Yeah.
I mean, some markets around the country, you can get upwards of 6%, 7%, but you're really talking about a mining town or a small agricultural town.
And, you know, those yields are high because there's a reasonable risk in those markets if you go and invest in them.
Look, I think how this actually ends is more probably 12 to 18 months in the future, we start looking at the economy, which is not particularly strong.
