We've already seen the latest GDP figures have shown that there is a slowdown in the economy.
Business confidence and conditions are quite weak at the moment.
Consumer sentiment's very weak.
So I think in 12 to 18 months' time, maybe the Reserve Bank's starting to get inflation under control.
And then
We find that the economy is not very strong, so they have to cut interest rates.
But I would think that we're not going to see interest rates coming down anywhere near as aggressively as they have in the past.
So I think that the recovery in the housing market will take longer and it's not going to rebound as strongly.
I think that will be the trigger point for the market to start shifting out of this downturn that it's in at the moment.
No, not at all.
And part of that's this budget.
I think more people invest in existing homes because there are more existing homes.
But particularly at the moment, brand new properties are quite a bit more expensive than existing properties.
Maybe not so much for houses, but certainly in that apartment space.
How do you mean by that, Cameron?
More expensive?
No, no, the actual purchase price.
So if you look like for like, and you look at an apartment that was built five years ago, and then you look at a brand new property, a brand new apartment, the premium for that brand new apartment is going to be quite significant.
Now, I personally don't think that for a lot of investors,
the lure of being able to get the capital gains tax discount or negative gearing on a new property is going to be enough because quite often, again, probably more so in the apartment space than new houses, you actually find that the price falls over the first few years that you own that property because it has that price premium and you're getting all this depreciation and that's what drives investors to invest in brand new properties.
