I've been analyzing the property market for 25 years.
I can actually understand that sort of discussion and that claim.
What I would say is, why didn't they give people an attractive other option?
So if property was the issue...
Why not make these changes for property and try and get more people investing in businesses?
Why not get more people investing in shares?
Tell me your view.
Yeah, look, I think it becomes a lot more attractive.
I agree with a lot of what you said.
I think it's more people that already own sort of three or four investment residential properties that now start going, well, why would I continue to invest in residential now if I can't get negative gearing and I can't get capital gains tax or I have to buy brand new to get that?
And I think those are the sort of people that would go and look at commercial property.
So I think
you know, for anyone listening, obviously what you need a lot more equity when you buy an investment property and you're typically paying a higher price for those investment properties.
And as you said, James, you know, if the vacancy suddenly shoots up, if you're reliant on one tenant and they leave and you can't replace them, then you've got a lot of costs there and nothing covering those costs.
Exactly right.
But I think the other reason for this is if I think about how investing in residential looks now, obviously you can go and invest in a brand new property and still get everything you used to get.
But investing in an established property, you can no longer negatively gear and you can no longer claim the capital gains tax discount.
So I think
for people to make that kind of investment stack up, they're actually going to have to put quite a lot more equity into that purchase now than they did in the past as well.
So I think for people that already have quite a bit of money and maybe have the ability to invest in established properties, they may then go, well, maybe commercial, maybe I diversify out of residential and look at commercial opportunities.
