But then you've just also got to be persistent.
You've got to be in the market waiting, waiting, waiting.
So, yeah, work hard first-time buyers over the next 2023 because listings are absolutely going to be low.
All bad news, not all bad news, a lot of the bad news has been factored into prices, you know.
borrowing capacity falls, inflation, et cetera.
So yet more further bad news could happen.
Inflation outbreak could continue.
Rates could keep going up.
But you'd have to argue maybe it's on the tail end of that.
And it could easily get good news.
It could start factoring into process.
Rates aren't going up.
Tax cuts are coming through, APRA is reducing the serviceability buffer, the stamp duty change, the prices are starting to go up, clearance rates are going up.
These are all positive things that aren't factored into prices right now could easily start to mean you're gonna start chasing your tail.
So yeah, good advice.

That's actually what I should put those on my tips actually.
I'd say it's Guarantor Loan and Lenders Mortgage Insurance.
I'd say they're both tools that you should consider if you're a first home buyer.
Sometimes people think I've got to have a 20% deposit and they don't understand how LMI works and how it gets more expensive as a percentage.
