Mind you, a lot of the big tech companies have already taken their office space.

So they're still on the hook for that office space, even if they're not filling it.

And in some cases, they're subletting, as we saw with the iPush development down in Wilton with LinkedIn.

LinkedIn took a big space and then decided it didn't need it at all.

LinkedIn is owned by Microsoft.

And some of that space has been sublet.

So I think today we have news that they're potentially laying off up to 300 people here.

So where does 15% rank?

in historical terms, in Dublin?

I mean, what's a full market?

What's a high vacancy rate, if you like?

Now, we have a building across the road from us here at the Irish Times on Tara Street.

It was built, developed by Marlis Pat Green's company, and it was let last year.

I think it was the biggest letting in Europe.

And if memory serves me, the biggest letting post-pandemic in the European office market to workday.

Yeah, now from the look of it, nobody's moved in yet.

They're still fitting it out and work's still underway.

But is that not a positive sign that the office market here is moving, in spite of everything that's happened with COVID and so forth and all the remote working practices that are now in place?

And as you say, maybe there has been a slight slowdown in the economy and a ceiling unemployment numbers?

Yeah, I did an interview with Ryan McCarthy, the managing partner at KPMG, and we had a walk around their new offices, their Harcourt Square, opposite the Harcourt Lewis line, for anybody who knows it, and it's a very fine building, and they're putting in over 100 million, he told me,
