Joining me in studio for what was a robust discussion on this topic, where Marian Finnegan, the Chief Executive of Sherry Fitzgerald, Ireland's largest estate agent, and John McCartney, a property

Economics lecturer in TU Dublin, who spent 20 years working in the commercial property sector.

The podcast coincided with the release of residential property prices by the CSO, so I began by asking Maureen for her view on them.

The figure showed that price growth moderated in June to 5.6%, the lowest growth rate since January 2024.

In Dublin, prices rose on average by 4.6%, while outside the Capitol, the increase was 6.4%.

Yeah, so there's actually some figures here from the CSO on that.

It's saying the region outside Dumbledore saw the largest growth in house prices was the border.

Cavan Dunnegal, Leitram, Monahan and Sligo at ten and a half percent.

At the other end of the scale, Cork and Kerry was up three point seven percent.

Yeah, it's interesting because we're building over thirty thousand uh homes a year now.

And is your fear that next year that impetus won't be there, that we won't do the forty thousand plus we need to be doing.

Now I know you're saying that the trend uh is is interesting and it's probably positive for anybody who wants to get in the property ladder, but nonetheless prices are still going up by four point six percent in Dublin, you know, from a high base.

So that's still it's still a substantial increase and it's ahead of the earnings of a lot of people.
