Yeah.

Well, Slate was trading for a period of time.

They were trading like below their book value, like well below, like even if you were to mark it down, like, yeah.

So, I mean, that one's been a bit of a mess, right?

So I think industrial, just like multifamily, it gives me this feeling of the violence of the cycles that you see where market's undersupplied for one period of time and then

Everyone's like, oh, let's go.

Rents are rising and we're going to start building a ton of industrial.

And so you started getting a lot of banks playing in the space, a lot of REITs playing in the space, and they've been pulling a lot of capital and building a lot of supply.

And now all of a sudden, you know, that doesn't happen instantly, right?

Like real estate's a long run supply chain.

If we're talking about like the condo market, a condo project's like six years, but an industrial maybe it takes you like one year to plan it, one year to like, you know, level the site and build it, maybe two.

So you're like, I don't know, one, two, three, four years, let's say like in total, something in that like two to four year range.

If you started underwriting and penciling projects based on assumptions that you were making in 2022 and you're delivering it today, that's going to suck maybe a little bit for you, right?

Industrial has been not as violent on the cyclicality as multifamily, but it definitely is feeling a little bit overbuilt to the point where nobody is now contemplating new projects.

Nobody is building new projects.

And I have some buddies in the space that own a lot of this stuff, like big, big stuff in that space.
