And then I think CMHC is also plugging a lot of the loopholes in that MLI Select program, which as a taxpayer, you appreciate that, right?

Mm-hmm.

As an investor, it's hard.

And so a lot of the projects in the pipeline that were commenced under the assumption that rents were going to go up 10% and vacancy was 2%, they're having a hard time now on completion.

So I'll leave it there and I'll let you, I don't know if you want to-

I mean, I guess it's like how much of a hit do they have to take on their net effective rent to get to that, right?

Because like if they're giving away four months of incentives, like, yeah, sure.

It's not hard to be 95% occupied if you're giving away half a year worth of rent, right?

Like the landlords?

Well, they would be.

So if you're building something brand new, you aren't subject to rent increases in Ontario or rent increase limits.

But yeah, like you would, like that's why you give the free months because then you, it's like, it's a classic like thing that landlords have done in commercial real estate, right?

You give away a couple of like a free rent period so that you're locking in at the rent that you want them to be at.

So rather than discounting the rent, like, you know, if you, if you give away a quarter of the year, you might as well have just wrote your rent down 25%, but then you don't get to set them at the higher monthly rent.

So that's why they do it.

Like the, that's to explain the mechanics there.

But yeah, I think the tickers that you mentioned, the risks, the real headwinds here are rents are falling, vacancies are rising.

There's no, like 2028 would probably be the first time that you would see an end in sight on that.

And that's when the government's currently forecasting that population growth will start going up again.
