In the U.S., homeowners are worth 40 times more than renters.
40 times.
That is a statistic that has gone unchanged, basically, for the last 20 years.
And people go, but that doesn't tell you anything.
Those people were wealthier to begin with.
Not all of them.
Lots of people bought homes that have now gone up 100, 200, 300, 400% using OPM, other people's money.
They use the bank's money.
They put down 10 or 20%.
They got all this leverage.
They got tax advantages.
So then everyone gets really mad.
They go, well, it's too expensive to buy.
It's impossible to buy now.
This guy's a baby boomer.
He's giving bad advice.
It's a new world today.
I'm going to put the money in the stock market because the stock market has averaged over 10%.
And when I look at real estate returns, they've only averaged 5%.
So look, he doesn't even know what he's talking about.
