I think it's important to recognize that while the desire of all of us is to preserve retail, the state laws and the current zoning do not necessarily allow us to enforce it.

And so while the intent is definitely acknowledged and agreed to, in practice what could end up happening with these kinds of changes is the site becomes 100% residential and we cannot

as we have just seen with Westport and so on.

And so what I would actually ask us to think about is, should we focus on low-density sites on De Anza Boulevard that are offices first and really target the office sites where the loss of office is actually beneficial to arena calculations over time, hopefully, but also something that, you know, we don't really...

need to protect as much as retail.

So if I had to limit this to the minimum number of sites and not create a very large exercise, I would rather focus and prioritize non-retail sites.

Just because we do not have the ability to protect retail, it's more that than anything else.
