I know a lot of people that rented the villages.
I go there very regularly because I get invited for parties on weekends.
And I know a lot of families, school families, young families,
that choose to live there because that is one of the few affordable places.
And I know very well how these projects play out.
When they invest, they need to recoup that, and it means rents go up.
And so development isn't always beneficial to the overall site.
It just gentrifies into a more expensive site.
So it encourages us to really take those offices and see what we can do with it and put the numbers in.
Right, certainly, but I'm not sure I would view the combining of both as really being protective of the villages or the retail.
So I want to see how we can protect affordable housing and Class C multifamilies, the last bastion of affordable housing other than ADUs, right?
McClellan Terrace, the villages, the hamptons.
Right.
So if we may protect...
by not designating them as a housing element site, indirectly we protect affordable rentals for our community.
And that's true.
While we cannot prevent any landowner from moving forward with a project proposal on a site where they have the zoning, I think designating a housing element site has certain benefits.
We just saw Marina interested in being designated a housing element site.
Why would they be interested in that?
Because it helps with financing, perhaps.
