There's really bizarre combination of property prices coming off the boil, as you say, if there's a bubble, just the froth is coming off the market a little bit, and vendors are going, Oh, I don't know about this.
I certainly don't want to necessarily put my home up for auction if no one's
gonna bid.
And buyers going, look, not sure about interest rates.
We're the budget's already under squeezed from a general uh inflation problem, and not sure about the the tax changes from the investor side of things.
So you've actually got supply struggling to keep up and demand pulling back, which is a really bizarre combination.
You get uh the ABC went to an auction on Saturday in um in Glenroy North in Melbourne.
It was a very little activity there, but the
The property was passed in.
And it seems to me that that is a consistent picture across the country.
So is there a trend?
I'm happy to say, in terms of a statistical viewpoint, that yes, there is a trend now.
And a key part of that answer is the fact that no one can really see an end to the downturn in property prices.
But a critical caveat to that is we don't know how steep it's going to get.
So the the the tax changes, uh some of the tax changes are yet to kick in.
And we cannot, as you mentioned, rule out another interest rate hike by the Reserve Bank because we still have an inflation problem.
And that is precisely why we have a trend, because we've seen five consecutive monthly falls in uh property prices now, in or as far as totality is concerned, that home value index that it tracks.
And from a macro point of view, um, you're not going to get.
get much of a pickup in demand because of those risks that investors and home buyers face.
And the only other side to it of course is the supplier side, which I mean m mentioned before.
