There is now a a growing uh um enthusiasm for private treaty um deals.
And it's simply that that you you go through an agent and people put in bids and uh it sometimes it happens over the phone.
Um but yeah, it it's it's I I suspect there may be more private treaties um given the fact that people want a bit of space to work out what's going on.

Um and because there's so much uncertainty in the market.
Yeah, I think the tide has turned in the national property market.
There's no question about that.
And you are a hundred percent right to point out the incredible leverage in the system.
And so even when you get a slight uh moving of confidence or a deterioration in confidence when prices start to fall, when there is so much leverage involved, um, again, I'll use another word that you've used just now, apprehension.
That that to me is the the tone in the market right now.
But it was the Americans believe all a dreadful mistake.

What's the vibe?
Look, I have to say that we're coming at this from the fact that the Commonwealth Bank is huge.
It started off way back in the day nationally owned and then when it was converted into a private bank,
It's just grown and grown and grown over the space of decades.
And, you know, the marketing has been obviously very successful because, you know, the majority of Australians who are attached to lending in some way, whether it be through a car loan or a business to a less degree, but it's mainly for the millions and millions of homeowners that have a mortgage.
The majority of them are with the Commonwealth Bank.
