So let's try something different.
Uh maybe there are some some property management uh companies that wanna uh
get out or or retire or or they're just sick and tired of doing it.
So that that was my my uh thinking and and yeah I guess I I got lucky.
Um and a few years later did another deal in a different resort with the same uh company and this time they came to us, they said like hey we've got another few contracts that we're gonna want to get rid of.

And of course I said, Yes, let's do it because
the first one was was very successful and we did another deal and and several of those homes we were still managing uh ten years later and and that was for us like an opportunity to get active and and and and uh more owners in a different area so yeah.
Yeah, yeah, absolutely.
Uh so there's a there's a couple of things uh to look at.
Um first of all, um also something we learned the hard way, you need to find a seller where there's a a good match with with your company.
Um because if you buy very, very small uh companies, a lot of times there's a a very strong relation with with the seller, with the previous
Business owner.
So we noticed that we had a m a lot more success by buying contracts from larger companies where there was less of an emotional connection with the seller.
So
So if we uh we did one other acquisition that was not a success um from a small mom and pop uh company where we I think they had 15 uh contracts.
We bought them, we almost lost them all.
Within uh six months, not because of what we did, but just because they
