Um in the beginning, especially you have to overcommunicate.
Um you can spin the story however you want, of course.
Uh um sometimes you you wanna say that you partnered up um so that they don't feel like, oh, the other
the the previous owners are completely gone.
You can say you partnered up or you're gonna work together, uh whatever it is, but you wanna make sure that all the owners uh um yeah are are at ease and and and that they have a good feeling uh with it and um finally um another thing i would say also always make sure that you have a good non-compete in place with the um seller
Even if it's an existing company, of course you're not gonna be able to negotiate that they are no longer gonna be active in in the business, but you can um put it right in that they can um not do any business with those um owners or in that specific community or in that specific area of town so that you don't have to compete with with the um seller because yeah.
They have their relationship already.
If they start a new business and they contact all these these owners, they may be gone again.
So um yeah, th those are a c a couple of the tips uh that I would uh
Well if if you have a broker that understands vacation rentals, great.
Now um depending on your area you may not always uh find them.
I I did do my first deal with a broker because I was new to the US and and wasn't entirely sure how everything worked.
Um all my my other deals after that I I did completely on my own, even without attorneys.
I I already
had my standard agreement from the first uh business I bought, so I just copied it over and and made some changes.
