And it's the same.
It's the problems of success, actually, that Luxembourg and Ireland face.

But the thing that we see about Ireland is actually that the approach taken to housing in Ireland is actually highly evolved as compared with other European countries.

I have to say there's a highly evolved institutional framework in Ireland, you know, because we see that you have the HFA addressing and drawing in approved housing bodies, delivering housing on a not-for-profit basis to social and affordable tenants.
You've got Home Building Finance Ireland supporting construction companies for the construction phase financing.
That's, you know, addressing specific problems with specific teams.
And we see that as, you know, very interesting.
Ireland is using different models.
It's using local authority delivery as well.
