Where they talked about their economic model.

So Kennedy Wilson, it's the second largest or largest private... It's the second or third largest landlord now, corporate landlord.

Yeah, and they own, so they own around 3,000, I think it is, 3,500.

No, it's actually more, it's about 7,000 or 8,000 properties, but they're a model.

So this is them explaining to their investors how they're going to increase profits and increase yields.

And they've got two income streams, they say, in Ireland.

One is the rental income from their properties, and the other one is asset appreciation.

And what they mean by that is that, I think, I need to kind of check this, but what I read into that is that they're making money in terms of the rental income,

They're also making money from keeping eight apartments empty and just the house prices going up because then they can add those changes in the house price to their balance sheet through kind of accountancy.

So they're able... Their overall asset value is increasing.

Exactly.

So we do know that up until kind of 2019, it was being reported in the Sunday Business Post that they were sitting on hundreds of vacant kind of properties.

I now think that's thousands.

Because when you look at how much money they say they're making from rents, it doesn't tally with the amount of rental properties they have.

There's a disconnect.

They should have a greater rental income based on their, like when you dig into the figures, it doesn't all add up.

It seems to me, and again, just I stand to be kind of corrected, but it seems to me that they're making some money from rentals, but they're also making money from just keeping properties empty, which of course keeps prices high.
