But I think this kind of unanimous dip across pretty much every single capital city says a lot.

I think it says a lot about the pullback in investor activity.

I also wonder whether you've got a bit of a ripple effect happening to some first home buyers because this whole concept of being that buyer that purchases on a Friday and then your home is worth less on a Monday.

And we know first-home buyers tend to go for units, they're lower priced, particularly in our big capital cities.

So I think the unit market is being impacted definitely by weaker sentiment coming from investors.

And I wonder whether part of that is trickling onto first-home buyers as well.

So I think to change conditions with this price cycle and to improve conditions or to see prices turn around, I should say, we're going to need some kind of catalyst.

There's going to be, needs to be a circuit breaker.

And that circuit breaker is going to come in the form of a rate reduction.

But we know that that is not going to be here for some time.

So ultimately, interest rates are going to be higher for longer for the rest of this year and perhaps into 2027 as well.

So I think we have to be realistic that prices are going to continue to fall.

And our expectations of 2026 is going to be where we see the depths of that decline.

But there's a couple of dynamics that really will help to stabilize the market.

The first one is a behavioral response.

And that's where sellers decide, I'm not selling.

I'm not selling when the market is weak.

And they delay their sale until market conditions improve.

And the other dynamic is control.
