cost to construct is still very high, that dynamic in itself also creates a flaw in the price.
Look, I think if you're a new home buyer and your home is worth, you know, you owe the bank more than what your home's worth, obviously that is a bad thing.
I think for the majority of homeowners out there, they've held their properties for a longer period of time and will still be walking away with decent amounts of equity.
I think it's interesting, you know, when you look at price cycles in Australia, we tend to find that downturns are shorter periods
and less severe than the upswings that occur before them.
And I was having a look at where we are in this downturn relative to other downturns.
And across the combined capitals, we've seen a 1.4% drop in a three-month period across house prices.
And that actually mirrors that first quarterly drop we saw in the 2018-19 downturn.
But this is where the story starts to get a little bit interesting for Sydney and Melbourne.
And actually the downturn as it has started over this quarter is actually the sharpest start to a downturn that we've ever seen in Sydney and Melbourne.
So that really does show that it is dependent upon the different capital city.
And it really shows that that combined capital figure is being held up by some of those mid-tier cities that are actually still seeing rates of growth.
Absolutely they will.
And even though many of them are still seeing prices rise for houses, that pace of price growth is moderating, so it's slowing down.
And some of these could dip into negative territory.
I mean, unit prices in Perth are that example where they did actually dip.
And that may unravel into house prices as well.
And as I said, I think for conditions to see
an improvement for prices and demand to come back, there needs to be some kind of catalyst, but I can't foresee that catalyst being in 2026.
It should come sometime in 2027, but I think being prepared for further price falls is absolutely what we're expecting.
