So it depends how we speak about it.

So we put out forecasts for financial years.

So we have forecasts for the financial year for Melbourne to see up to an 8% fall, Sydney to see up to a 7% fall, but that's over the financial year.

I think what we'll start to see is an improvement maybe in the second half of next year.

But I think on the combined capitals, it wouldn't surprise me if we see a

either a flat line or no more than a 5% fall in home pricing.

But I do think that we are, 2027 will probably be a bit of a year of two halves.

I think the beginning of the year is still going to be fairly weak, but that conditions might start to shift and change around towards the latter part of the year.
