Yeah, I think it's not a good um design, frankly.
I appreciate that they're trying to funnel demand into the strata segment in particular.
One way to encourage people into units over houses is to create more economic incentive for units.
So I appreciate that aspect of the policy, just not the the time limit on it and the unlimited access for all different buyer types.
It doesn't seem very fair or equitable, and I think it will put up with pressure on prices.
But then there's other things that government have put forward, like the upzoning of transport hubs or even the federal opposition's proposal of money towards a
Housing related infrastructure like water and sewage.
uh an electricity connection, I think those things are more effective because they're subsidizing some of the development costs and they're removing some of the zoning hurdles to putting up higher density dwellings.
And that ultimately should help developers deliver more supply to market.
I don't think it'll make housing more affordable.
I think it will provide relatively cheap housing options and potentially more effective housing system as well, because you can accommodate different types of buyers, for example, um downsizers who want to age in place in a relatively affluent suburb.
I think if you want to make housing affordable, you have to deliver affordable housing.
So it's probably taking the private sector out of the equation and upping the supply of social housing provided by government.
Even things like a
um, you know, state um building authority like they have in Singapore, for example.
Um, I think that y you know, if you if if you want to create specifically affordable housing, um we we can't ask the private sector to do that right now because it's just not feasible for them unless you give them some big concessions.
I think one of the reasons there's more investor participation in the market is because there's less owner occupier participation.
Uh I think that it's really hard to afford
expensive homes in a nice part of the city that you want to live in.
So we've actually seen a slight bump in the rent Vesta trend.
