Uh a slightly higher portion of first term buyer loans in the past twelve months have been going out for investment property purchases.

I think investors typically target cheaper properties and that

the fact that the dynamic of the market at the moment is that the it's really the low end that is seeing the highest rate of growth, um, because the h the high end is just not affordable.

So I think that kind of plays into the investor story.

I think that is a part of it.

So um investors typically don't target the kinds of properties they want to live in.

They typically buy in cheaper areas and then in the case of people who can't afford to buy their own home, they might just rent where they want to live.

But they're still getting into the property market through this relatively cheap investment.

Um so investor participation is relatively high, I think, just because owner occupier activity isn't as strong.

So that drives up the concentration of investor finance in the mortgage market.

Um, as you say, I think the

rise in rents has made some investments more feasible.

And there are also still really strong growth opportunities.

The fact that Perth home values are up really strongly, um, another 1.4% over the past month, uh, and 23% in the past year.

Uh investors would still be keen on targeting high capital growth opportunities like that.

Absolutely.

And again, we're we're seeing that.

We've seen another sort of um slowdown in the pace of annual rent growth in the past year.

Uh, and that is partly because there's more investor participation in the market.

That's increasing rental supply.
