But ultimately what keeps the market rising is I I think at least part of it is underpinned by strong lending conditions.
What happens when the market falls or we start to get a negative economic shock?
Um, even taking this month for example, global uncertainties with Trump tariffs and all the rest of it.
Rather than see a massive drop in property prices, you see a significant drop in the number of people selling and the number of people buying.
People hold back from the market, both buyers and sellers, when economic conditions are bad.
Um, and sellers can choose when they want to sell because they can afford their mortgages.
Generally speaking, Australia's arrears rate has barely gotten above one percent um throughout its history, even during the GFC when the US arrears rate was up around eight percent.
Um we have extreme buffers on our mortgages, we have high deposits, about seventy percent of new borrowers going with at least a twenty percent deposit.
So all of that stuff helps to protect property owners and it empowers them to choose when to sell.
So if people don't want to buy, people stop selling.
That constricts supply and the market continues.
Right.
I think there are are a few you know, there are more factors at play, I'm sure.
But I'm just saying in my tur turn, um, researching the market and trying to understand the market, that's that's the contribution I would make, is that it just seems like sellers are are too empowered to choose.
when they put their property on the market to to stop it really tanking that far.
I'm sure, you know, things like strong population growth over time relative to a very challenged and especially at the moment construction sector contributes to that ongoing rise as well, changes in financial conditions.
But um I I think that financial stability piece is a really important one that doesn't get talked about as much.
that's exactly right.
And that's why you tend to see a long term decline in the rate of home ownership.
