And when you talk about a market like Sydney, where the median value is one point two million.
It is more than ever a market for those endowed with wealth rather than a market for hardworking people trying to save their money.
Absolutely.
And it's worth noting that the median unit value across Sydney is probably a lot closer to what the median income household could afford.
So that's sitting at about eight hundred and fifty five thousand, whereas the median house is just shy of one point five million.
And I guess the other thing to note about the Sydney housing market is that our houses are relatively large.
We're not a very dense city relative to other major international cities.
And that contributes to the high premium on houses as well.
Yes, I I think that's a really good point.
So the fact that you get more, I suppose, value for money?
in Southeast Queensland is a big part of that drive as well.
But like I say, we are starting to see uh a subtle slowdown in the pace of growth.
Even though Brisbane had it was a one percent growth rate over the past three months, that's still much lower than where it was this time last year.
And I think for those high growth markets of Brisbane, Adelaide and Perth that you saw in recent years, they're gonna be coming into a period of affordability constraints and so a much more
uh normalized, if you like, maybe a more slow and steady grace growth rate over the course of this year.
Yeah, that's right.
And so that can shift when we see a reduction in interest rates, for example.
Um, that sort of justifies a higher purchase price for a property.
But I think what we were definitely seeing at the end of last year before we got the February rate cut was you were starting to see the market come off the boil.
