You'll recall um Sydney home uh sorry, not just Sydney home values, but national home values.
Uh, just looking now, they fell a whopping point one percent in November of last year.
And then there were yeah, there was three consecutive months of price decline at um to
January twenty twenty five.
So I think just before you got the February cut, you were starting to see the market soften a bit.
Well, yes, I think I think that's exactly right.
And like we referred to earlier with this kind of seesaw effect where we're starting to see growth slow in the likes of Brisbane, Perth and Adelaide, we're starting to see the market turnaround in Melbourne.
Not just the more affordable units, but some of the houses there as well.
Even with Sydney, recall that, you know, at the end of the day, Sydney is a big market and any pockets of the market like we've seen with Fairfield, for example.
where you can still get a house for under a million dollars.
That's been one of the strongest growth areas across the city in the past 12 months because of its relative affordability.
And that's what you tend to see as the cycle matures, as affordability becomes more constrained, both investors and owner occupiers alike, I think, look for those next most affordable pockets where there is still capital growth opportunity.
You mentioned the regions and it's worth noting that for the median house value now in the combined capital cities is over a million o across the whole capital cities market.
It's not just limited to Sydney anymore.
Whereas the regional median for houses is six hundred and ninety thousand.
So there's an obvious uh affordability growth potential there.
But again, not in all uh regional markets.
If you look at the um
sort of Kayama um or or South Coast region of of South of of of regional New South Wales.
That's very, very expensive now.
