Sure, well I think to start, um, transfer of development rights programs uh can be rather complicated to craft and to administer and likely would have a meaningful burden on staff capacity. podcast-host

Um and so that question becomes, is there enough public benefit to such a program to really justify the investment of resources up front and on an ongoing basis? podcast-host

Um I I understood the comment related to transfer of development rights or TDR here to really relate to like a uh SP seventy nine transit. podcast-host

Um S P seventy nine already requires uh a consideration of where to move density around if you're going to reduce it or remove it from given sites. podcast-host

In my mind, it's already functioning in a way that's going to require that density to move somewhere, which is one of the key functions of a a T DR program. podcast-host

So um I'll I'll spare the council right now some of the sort of technical limitations in SP seventy nine about how much density can move, but functionally the council will already have to make such a decision. podcast-host
