Now, you probably don't cover this in the report, but I just wonder, the fact that there's such a strong presence of multinational companies in the Republic of Ireland, which a lot of people think has forced us in this part of the world to, you know, up that level of education, investment, third level and so on.

Is that possibly an explanation for the skills and education profile between the two areas?

Now, let's stick with Donald Trump.

This week is likely to be dominated by an interest rate cut of about a quarter of a percentage point by the Federal Reserve.

But, you know, he might like the part where the thing gets cut, the interest rates get cut, but he's not going to like the underlying reasons for that, which is that the US economy is quite soft at the moment.

I suppose to help our listeners, you're essentially saying that a lot of buyers are tied up in bidding wars that are not going to pay off.

They're wasting their time.

They're in a cul-de-sac because they can't see fully what's going on.

So they may waste valuable time

by getting into a race to buy a property, they're not going to get it ultimately.

When they could be looking at other ones, right, they're displacing that time.

Now, you do slightly wade into the political side.

You're talking about the policy environment and how economic policy is formed in the two countries.

And you do just look a little bit at Northern Ireland and how little powers they have necessarily to reshape the economy and raise revenue.

Is another reason that mightn't show up in the data but could be present the idea that a lot of people put properties on the market and you do hear people advising people to say, you know, just sit on the property, sell it, take as long as you want until you get the price.

So that is possibly worth looking a bit closer at in future reports.

So people are, there's less drivers to get them to sell.

They're just happy to sit there and wait six months if it needs to be until the right price walks in the door.

So, you know, you get sometimes you get a fire sale.
