You have all these things.

And then tax dollars ultimately matter to a community.

That's how you pay for schools and roads and parks and police and fire and all those things.

So I want to talk today a lot about the idea of tax dollars per gallon.

So I went and pulled three comps, and these are for the sake of discussion.

First and foremost is a semiconductor fab.

For people who don't really know what that is, it's a factory for making semiconductors.

You hear about this all the time with Samsung and TSMC and stuff like that.

Second's going to be a big residential community.

Really think about those 500,000, even 10,000 home communities where people go in and build lookalike houses.

And then last is a golf course.

So we got industrial, we got residential, we got recreational.

I like to pick on golf courses because I don't golf, you golf.

I prefer the putt-putt game where no water's needed.

It's not because of the water, it's because I suck at driving a ball.

But it's an interesting place to start.

How much water do you think an 18-hole golf course uses on a daily basis in a place like Texas or even Georgia?

I'd say probably in the summer, one to two million gallons a day is probably fair.

Somewhere in there, yeah.

Average is maybe 300,000 to a million.
