There are other resources, and this is where this story becomes interesting because now there are lots of different for-profit, not-for-profit companies that are producing their own flood maps with a different scientific technique and therefore a different outcome.
To put it simply, what are the differences between First Street's numbers and FEMA?
First Street is one of those groups.
I've worked with them in years past in post-Sandy world and now post-Haleen, and they have additional data, and they say they use a different algorithm basically to come up with that includes climate change in their modeling and heavy rainfall events.
And so they're including these other things, and their areas for the risk of flooding look much larger than most of FEMA's.
Yes, and I think there's a couple of problems too, is that FEMA does have this information.
They have the information that First Street has.
It's not like they don't know this, but it's kind of running in the background.
Should that information be publicly available?
First Street told us that
It's available to their insurance groups, but not for the outward public.
And so it's kind of a strange thing.
And what we encourage people to do now, the most important thing that you can do, is check with a realtor and an insurance agent about the local flood conditions.
Make sure that you know some of those historic events that may or may not have happened and
And I was thinking about this.
Something we don't do, even for noise, when we go purchasing a property, is we don't often knock on somebody's door.
Because it feels funny, right?
You don't knock on a neighbor's door and say, hey, what do you know?
But that couldn't hurt either.
