And I think when you stand back and look at housing, you know, what we've been saying for a while now is, you know, there's no silver bullet that's going to fix the supply shortage.
But you can use tax policy and use a number of levers as part of tax policy to help with that supply.
And I think that's what we saw as part of the budget yesterday.
So you mentioned the VAT cut down to 9%.
But there's a number of other things that were introduced that I think would be quite welcome.
There's enhanced tax deductions for those developers, up to 125% of the spend, up to €50,000 per apartment.
There's initiatives around exempting profits where they develop apartments in the cost rental scheme.
And then there's the residential development, stamp duty refund.
So if they do a multi-phase development of apartments, they'll get a refund of the stamp duty that they paid on buying the land in the first place.
I think when you take all that together, there's a lot there for them.

I mean, I think going from 30% to 35%, I mean, it was muted to be about 32%, so to get to 35%, I think, is welcome.
Going back to Dune's point, you know, there is some signaling around some future changes in the future.
There's a talk about moving into sort of an innovation incentive, maybe an innovation credit.
I think we need to see what that looks like.
What he's talking about is an R&D compass, which is kind of the future of the R&D regime.
I think we need to see action on that and action on that soon, going back to the competitiveness point that I mentioned at the start of the show.

So at the moment, there's a derelict site levy, which applies at 7% of the site value every year.
That's going to be replaced by a derelict properties tax, which the rate isn't confirmed, but it has been said it will be at least 7% of the site value.
