So we were talking about the increased densification guidelines out of the New South Wales government.
But I think they're really playing around the edges still.
I don't think that it's addressing that structural undersupply of housing.
If we look at the demand supply drivers, immigration is back and in excess of its pre-COVID levels.
Housing starts never
You know, we've got more people.
Those people need somewhere to live.
They need somewhere to work.
They need somewhere to study.
So that creates demand for both residential and commercial real estate.
And our ability to build that en masse across the country and deliver that, I think, is not going to change that market dynamic.
I think you'll get pockets of over-exuberance in local markets.
So you may have that.
And that's where having a manager who understands the market they're lending in and understands those market dynamics is really important.
But wholesale across the Australian economy, we think that's pretty sound, at least in the investment horizon that we're looking at, the projects we're looking at, where they have a life cycle of 24, 36 months.

We do think about construction costs a lot.
That's obviously with the conflict in the Middle East over the last month, but even sort of longer trend coming out of COVID, there's been a lot of movement.
