Anyone who tells you there's liquidity in a credit fund is lying to you.
The underlying instrument has to repay to create liquidity in a credit fund.
We haven't seen that happen here in Australia.
By and large, managers are still investing in asset-backed loans, investing in mortgages, investing in corporate debt secured by real assets.
And there's not an exuberance.
So those lending standards, we haven't, we're still seeing basic lending principles applied across the market.
Do sponsors have equity in the deal?
Do they have real hurt money in the deal?
Does it make commercial sense?
Is the exit strategy sound?
So I think
Investors and what we've seen, we're talking to about 12,000 investors across our two strategies.
We talk to them frequently.
Our experience has been that it's well understood that the US market is investing in a very different kind of asset to what the Australian market is investing in.
In the exercise we were talking about earlier, that would fall under asset risk.
Our view is that the fundamentals, particularly of residential real estate in Australia, remain pretty strong.
There's been a structural undersupply of housing.
We've seen initiatives from government to try and make housing more accessible, particularly to first home buyers, but they've largely been demand-driven initiatives
initiatives that aren't really addressing the underlying problem.
There are some supply initiatives.
