One of the first questions you're always asking when someone presents a prospective lending opportunity to you is, how does this create value?

Does this make sense for the borrower?

Because they are paying a premium to a mainstream lender.

We recently completed funding on a project in Sydney.

It was

probably 90% pre-sold to local buyers.

So that downsides the market, which, you know, if you're a funder, that's a huge tick.

Yes, it was.

Yeah, exactly.

It was a 40 unit apartment complex in Northern Sydney.

Your listeners, especially those in Sydney, might have heard of the Transport Oriented Development Guidelines, which is basically the New South Wales government saying if you're within a certain distance of a train station or a metro rail, developers can go back and ask for increased yield.

They can get more density on their sites than they previously would have been able to.

That's actually meant that a lot of developers are going back and reassessing their existing approvals.

They're thinking about, can I improve the economics of the site?

So this project was a good example of that.

It met the criteria for that increased density.

But if you're a developer, holding costs are what kill you.

You've got an asset that's not generating revenue.

You're accruing a bunch of holding costs while you're waiting to bring it to activation.
