It's land tax.
There's a bunch of other costs that you're accruing just by holding the site.
So this developer and our borrower, they really wanted to get started with the project.
They really wanted to activate the site.
but simultaneously go back to the authority and seek that increased density, that creates a whole lot of ambiguity.
You're funding a project where you don't necessarily know exactly what it's going to look like at the back end.
It also came with some increased costs, and that was going to be offset by the increased density, but that was an uncertain outcome.
We were able to look at that, and I think this is a good example of how can you be flexible as a non-bank lender, because that ambiguity wasn't going to work for a mainstream lender.
We were able to look at that and say, well, our downside risk is protected.
This thing is 90% sold to local buyers.
There's clearly a huge demand for the underlying product being developed.
If that borrower can go and get that increased density, then, you know,
we're pretty comfortable that that's his upside risk, not our downside risk.
And we were able to create a funding structure that let him start the project, knowing that the end product might change, you know, along the journey.
And the borrower is willing to pay a premium for that, which obviously, you know, benefits our investors.
So that's a pretty good example of where
you've got to get right into the weeds of a project and look through what might be considered by mainstream lender traditional funding metrics.
The banks are definitely aware of market share.
And I think private credit was probably considered a niche.
