If we go back 10, 15 years ago, there would have been a view that it was the purview of lender of last resort.
It's where you went if you couldn't get a loan.
And I talked earlier about borrowers' awareness of how private credit can make economic sense.
Even though there's a higher cost of interest, you're potentially delivering projects faster.
There's less equity going into the projects because private credit will generally lend on a slightly higher leverage basis.

Private credit can fit into their business model, and it's not becoming a lender of last resort situation.
It's often, in many cases, becoming their first port of call for finance.
So banks are definitely responding to that, but we are also an underbanked economy.
If you look at the market share of the major banks here, the big four, big five, hold about 90% of the market.

go to where their scale, and their scale in residential mortgages, in home lending, and their scale in tending to large institutional relationships.
And that's really where we've seen them focus, that mid-market relationship banking piece, which is really where private credit sort of hits its straps and has found a really good market fit.
It's high touch, it requires a high degree of market knowledge, and they've shied away from that.
That creates a lot of space
for funds particularly funds that own their own origination so own their own channels to speak to borrowers and we're a little bit unique in that respect i've got a team of 47 loan riders up and down our nine offices on the east coast of australia and they're out in the market building direct borrower relationships
And borrower relationships are arguably the most important part of this business.
If you've lent money to someone before and they've repaid it, you've seen how they behave on the journey.
It's the best indicator you're ever going to get of their credit worthiness, of their credit profile.
