Yeah, I mean, look, I think he's expressing a frustration that it's not uniform across all of the local authorities across the country.

I think the figures are at the moment, for example, that 80% of all of the derelict site levy is being collected from Dublin, Cork and Limerick alone.

And there are plenty of examples of some local authorities doing it very well.

I think Waterford is probably a good example of that.

And there's other examples of local authorities saying,

not doing it so well.

And I suppose the real point about shifting this to the revenue is ultimately the government doesn't want to be collecting any derelict site levies.

We want derelict properties, vacant properties, to be activated and turned into housing.

But we all know that if you place this on the revenue, it does drive behavioural change.

And we saw that when we switched from the household levy to the property tax.

You saw about a 30% or 40% increase in compliance.

And that's really what this policy measure is about.

I don't think it's over the top.

I mean, there's a housing emergency ongoing.

The state is trying to use every lever it has at its disposal to activate housing measures, be that taking measures to encourage more investment in this country.

But of course, there are a whole host of state authorities that have a responsibility in the area of housing, Irish Water, the utility companies.

and of course local authorities and we want to see action being driven at every single level in a relentless way and to use every lever that's available to us and one of those levers is to get rid of the blight of dereliction and vacancy that exists in our communities, in our towns and in our cities and by having the revenue as the responsible tax holder or tax collector we know that will drive behavioural change but I should say

this i mean ultimately all we're trying to do is encourage property owners that are doing nothing with their property to do something with their property there are fantastic schemes now available fantastic grants now available and we want to get everyone to the table to activate these houses so it's not about punishing property owners it's about the state using all of the levers available to us to encourage property owners to turn their properties into housing for people to live in
