So very safe investments.

And because like every other sector, very hard to build, getting more expensive to build.

There's a shortage of glass houses in Australia.

So if we lost a tenant, one of the other five big operators would take it out the next day or one of the supermarkets would because the supply of the tomatoes is so important to their supply chain.

So we think it's a very safe sector, a really interesting sector.

And we're one of the few people playing in that particular part of real estate of agriculture.

If it's so good, why are there so few?

Well, a lot of the others, there's lots of groups in it, but they're taking the operational risk as well.

So they'll be in the operator and the real estate.

Whereas we just want the real estate piece.

We don't want to...

We don't want to take the operating risk, the price of tomato risk.

You don't want to negotiate with the supermarkets.

Take a lot of risk out because of weather and things like that because it's in a glasshouse, right, which is great.

You can grow so much more within a glasshouse because you're growing all year round, you're going up and so forth.

Look, retail.

Oh, yeah, of course.

That's a big one.

And retail's really strong, right?
