you saw seem to come out you say was the quality update really strong customer visitation spending rents um we're seeing that so we've got about 70 retail assets so probably half neighborhood shopping centers so bullies or coals you know 10 15 20 specialties around it and about 35 large format retail centers so those big centers with harvey norman and jb hi-fi and that and both sub-sectors are trading really really well
A large format retail has probably seen some of the strongest rental growth across our entire portfolio.
And what we're seeing there is, again, very hard to build, costs are out, can't get the land.
So we're just seeing rental growth because a lot of these large format retail tenants want to expand and they just don't have the opportunity to do it.
So we've got waiting lists at most of our large format centres of tenants that either want to get into the centre or
And it's probably never been stronger for a big chunk of the retail markets.
It's quite interesting how it bounced back and the story changed.
Yeah, sure.
So obviously there's two ways to invest, either through the listed vehicles or the unlisted vehicles.
So if you're looking at the listed vehicles, you want to invest in a sector that you think have got tailwinds.
As we were talking about before, you want to look at where it's trading to its NTA.
So if it's a big discount to NTA, while you've got
you've got a good chance of it heading back up towards those valuations.
If the valuations are independent, if they're regular, say every six months or so, your valuation should be about right.
So if you're trading these big discounts, there should be an arbitrage there.
Even if you don't get all the way back up, you could make 20% or 30% on your investment.
You look at the yield.
So real estate, listed real estate can range from say 5% to the office rates, like our office rates are probably 10% or 11% right now, right?
So, you know, we'll see what income do you want?
Do you want to go into the hottest sector, which might be trading at around NTL or premium or sector that might not be so in demand like office, but you're getting this massive discount.
