So that's the listed side.
And you want to, you know, as with listed, you've got two sides.
You've got the externally managed vehicles like ours, where you've got a manager like Centurion managing it, or you've got other groups where all the real estate and the manager can buy, which is called internal management.
So you've got two choices there.
If you go with an external manager, and it's with direct property as well, you want to go with a manager that's been around a long time, been through all the different cycles, learned all their lessons, not someone that's just been in the market for five, 10 years.
On the direct side, so if you want to go into a syndicate, I might have to lock up my money for five years.
So a list I can get out in two or three, but you're going to see the volatility of share prices and sentiment.
Where unlisted, you might lock up your money for five years.
going to be valued once a year so the price only changes once a year or the value and it's very different again so but you want to pick the sector you're comfortable with if it's a single asset fund the location so you might want to be only invested in sydney or brisbane and then again the manager always the manager you want to find someone that's been around a long time talk to other investors that have invested with that manager get their experiences so it's pretty basic stuff

But probably the best one, we don't own this anymore, but we did.
So there's a building called 10 Spring Street down here in the CBD, just down the road.
We bought it in 2013.
It was a patchy time in the market.
We bought it for $91 million.
It needed quite a bit of work.
It had a sort of retail arcade through it, Lincoln Spring Street in O'Connell.
A lot of the shops were vacant.
It had a funny floor plate.
So we went in there, we refurbished it.
