And sometimes circumstances do call for it.
I had a client recently, they bought a property for very cheap.

It was a really good buy.
We managed to get a valuation with another bank that came in significantly higher, which meant they could access equity to do some other wealth creation.
So we refinanced them within two months because it enabled them to do something.

Because rates, not a lot of people realise that rates for bridging finance are significantly higher.
that long yeah and is it true that if you're not an existing customer of a bank they might not do it you have to move your lending over to them if you've already they've already owned their home so there's a lot to unpack here first and foremost is um for a lot of lenders they're not comfortable with bridging purely on land so you'd have to do everything all in one go right under construction that's that's the first thing i would mention the second thing i would mention is like
