You know what?
Even folks that aren't partnering need to think about, you know, what's going to happen in five or ten years?
What is the plan?
What do I want to do?
So that is very good advice.

Right.
And they fail.
And they fail.
And then our industry gets the black eye.
Although I bought a franchise and they ended up opening five or ten of them and they closed down.
You know?
Well, you know, you bring that up, and that is the next big headache for our country is this commercial real estate market.
I don't know how it is in Houston, but at least on the east side here in Cleveland in the suburbs, you can go down a couple of the main drags, and you're talking 20%, 25% vacancy in some of these strip centers.
And here's what I'm hearing.
Now, I hope that a commercial real estate person contacts me.
I'm certainly easy to find and tells me something different.
But I'm hearing that the landlords are really not that enthusiastic about lowering their square foot pricing, even though there's some vacancies.
