We've gotta look at um
What builders we're using and what price per square meter we're paying.
We've got to look at land scarcity.
We've we've got to look at a whole range of things and there's probably a hundred different metrics that we use when we're looking at buying
in a particular area, regardless of of whether it's new or old.
Um and understanding that new is a very small component of what we can buy around the country.
Because majority of houses that we've got access to or or acquisitions, should I say, are existing houses.
And there's a lot more comfort in that because you can see it, touch it, feel it.
We know the streetscape, we know the owner Oxford.

A lot of this stuff that hasn't worked over the journey is infiltrated with high investors.
It's infiltrated with excess land for as far as the eye can see.
It's infiltrated with crappy builds, builders going broke, like the horror stories.
