And another key reason why we'd say in the longer run, price growth is likely to return.
Well, it depends on which market you're talking about.
So what's quite interesting is that we often refer to the housing market as one single marketplace.
But there are, of course, many different marketplaces.
Obviously, there's geography, there's types of dwellings, and then there's price brackets.
And even within Sydney and Melbourne, there are some comparable properties.
in terms of price bracket.
So what we're noticing at the moment is that the downturn is so far quite narrowly driven, and it's been driven by the highest tier property prices across Sydney and in Melbourne.
And in those cases, there are some fairly comparable price outcomes.
In both Sydney and Melbourne over the last three months up until May, those high tier housing markets, so housing, I mean housing,
an actual house rather than a unit, have been annualising negative 16% over three months.
So these are the markets that are driving the downturn to date.
On the other side of the spectrum, you have very different outcomes in Perth, Western Australia more broadly, the Northern Territory, where we're still seeing markets in the low end and the mid-market part of the market, both houses and units, that are annualising over 20%.

So there are some vastly different outcomes across different segments in the market at the moment.
Yeah, so a typical cycle, and this is what this cycle looks like so far, is it doesn't look any different to other cycles that we've seen in the past.
It's very early stages that we're in this one.
But a typical cycle, what it does show you is that the top tier of the market is typically the most volatile.
And what you see is the largest swings during upturns and in downturns.
And so we're likely to see that play out in this market where
