No, we've raised outside capital.
So at this point, we have family offices we work with, we have a select group of accredited investors we work with, and we have a few institutional partners we've worked with as well.
Like most real estate operators, it's promote-based and different deals are different depending on the investment partner, right?
So we are back-end incentivized largely for most of these.
Typical private equity structure where there's a preferred return, there's a return of capital, and then there's a split depending on kind of who the investor profile is.
Well, we were able to refi a couple years later.
So we took all of our cash out.
The NOI in that one went from closer to $300K at that point.
Exactly, exactly.
Strong yield.
It's operationally complex, which means there's opportunity to drive value and really attractive depreciation characteristics that are similar to manufactured housing, for example.
So you can depreciate the roads and the infrastructure.
There's very limited land value in a lot of these more rural markets.

So the depreciation characteristics are also really attractive to people who are tax sensitive.
Yes, look, I think the larger opportunity as more of life moves online, I believe businesses that get people together in the real world are going to be more valuable.
