We had to gut the whole first floor.
And inside the wall, we found newspaper articles and horsehair that was used for insulation.
Literally just newspapers shoved in the wall instead of insulation, which was interesting.
There's so many things that pop up within the budget that, you know, aren't the fun stuff.
There's water heaters and electrical and plumbing and all of that adds up and you need to make sure you allow for those items before you get to the tile and the countertops and the cabinet hardware.
You have to get those bones in place first.
Make sure you allow money for that and the funds for that.
I always say to allow a 20% cushion because something always goes wrong.
A kitchen or bathroom renovation is going to be a lot less if you keep your appliances and plumbing in the same place.
An entire new floor plan requires new plumbing, rewiring, and that adds up because labor is expensive.
These are all decisions you just have to make.
If you want that clean flow in between the two rooms, do you put in a steel beam or do you not put in a steel beam?
But if you have that fun, you have some money to put towards that.
Electrical, the panel can't handle the amount of electrical you want to move forward with.
So we need another electrical panel.
That is an additional cost.
I think they're just little surprises that pop up along the way.
Yes, there's things that could go wrong.
The basement gets flooded.
You need to do something with that.
