You need a new roof when you didn't think you needed a new roof.
It all creeps up.
Older homes, a lot of times we've looked at where the floors are not straight, the stairs are not straight.
You're never going to get them level.
As much money as you throw into it, that's a foundational issue that is very difficult to correct.
Stairs too, once you start ripping out stairs, that's a big expense.
So I think if it's crooked to straighten things out, in my experience, has always sucked up a big chunk of the budget.
I always recommend to every client to do their homework up front, speaking with multiple contractors and designers, for that matter, so they can get a true sense of the budget.
You're not always comparing apples to apples.
Contractor A may give you a lump sum, while Contractor B bullets out every single item.
But then you can go back to contractor A with these educated questions and what's missing, and you can make sure all the bases are covered and there's no gaping hole.
Sometimes you need to do, we call it exploratory surgery, where you're opening up walls just to know if it's, we can usually tell if it's load bearing or not, but, you know, occasionally you do have to get in there and just see what you're dealing with.

pipes behind it or HVAC behind it.
