This is across private deals and estate agents, so it's across that whole market.
So yeah, just a wee bit of sluggishness in there.
And of course, March's numbers have the potential to be affected by
Iran and uncertainty and, you know, consumers sort of peddling back a little bit, cost of living.
I know we won't we won't trade their house because, you know, inflation is going to be an issue.
So, you know, March's numbers could well be a bit soft as well.
So
yeah this whole idea that that sales will continue to trend higher i mean you know i think they probably will we've we've got lowish mortgage rates we've got a slowly recovering economy those things would push property sales higher but you know maybe that upwards trend isn't as clear cut as as it might have been going back to tail end of last year so um
Yeah, it's definitely one to watch.
And I guess all economic and property market indicators at the moment are prone to a bit of variability.
And we're operating in this environment, I guess, at the moment where
Lots of data series are available up to January, up to February.
But we all know that March onwards is going to look pretty different.
And we don't really get a lot of those March indicators for another couple of weeks, really, in terms of those flagship data sets.
We've got real-time indicators, wholesale interest rates and share market changes and that sort of thing.
Obviously, we all prices every week.
every sort of one minute we're getting updates on that but um but yeah those those sort of monthly rolling series of economic and property market indicators we're still just waiting for a little bit so um yeah that's going to be interesting to watch this i guess that's going to be the big issue in the data for over the next four to six weeks just seeing how that's starting to roll through um so but yeah
In general, in terms of property market activity, it's been a sluggish start to the year, but within that environment, first-time buyers still doing really well.
So probably the main message.
